Warburg-HIH acquires four daycare center project developments for special fund “Zukunft Invest”

A team led by Dr. Sönke Görgens, Partner at Heuking Kühn Lüer Wojtek, advised Warburg-HIH Invest Real Estate on the acquisition of four daycare center project developments in North Rhine-Westphalia for its open-end special fund “Zukunft Invest” that was launched at the beginning of the year. The team led by Görgens performed legal and tax due diligence for the acquisitions.
 
The properties are located in Bochum (two properties), Duisburg, and Oberhausen and offer a total of 395 daycare spots. The spaces are leased by Step Kids Education under a 30-year contract, with Terra Projektentwicklung as the developer. The properties are scheduled to be completed between Q4/2021 and Q4/2022. The fund had already acquired a portfolio in Saxony six months ago and now comprises ten daycare centers with an investment volume in excess of EUR 45 million. It aims to reach EUR 100 million and 20 properties. Two additional acquisitions are currently in the planning stage.
 
Warburg-HIH Invest is an investment manager specializing in structuring, product development, real estate management, and market development. Properties are comprehensively managed by experts in asset and property management, leasing, and project development. With the “Zukunft Invest” fund, Warburg-HIH allows for important investments in social infrastructure in Germany.
 
The team led by Görgens regularly advises Warburg-HIH Invest. Most recently, it had assisted the investment manager on the sale of a residential and commercial building in Hamburg-Billstedt in January 2020.
