Rudolf und Maria Gunst-Haus gGmbH plans new nursing home with Heuking

A Heuking-based team led by Munich-based Partner Dr. Wolfgang Renner legally advised Rudolf und Maria Gunst-Haus gGmbH on a Europe-wide award procedure for the general planning services for the new building replacing the original Rudolf und Maria Gunst-Haus in Gräfelfing. The project was awarded to architectural firm Ziersch, which was commissioned with general planning of the project.

Contract signing marks the beginning of the basic planning process, the definition of the space allocation and functional programs, and design planning. The municipality of Gräfelfing, employees, residents’ representatives, the approval authorities and, in particular, the nursing home supervisory authority in Munich District Office were participating in the preparations. Construction of the complex facility in the Lochhamer Straße neighborhood is scheduled to begin in Q2/2023, with occupancy at the end of 2024/beginning of 2025.

The “old” community-owned Rudolf and Maria Gunst House in Gräfelfing has been showing its age for a while and no longer meets today’s basic requirements for minimum construction standards. Featuring many double rooms in the “nursing care area,” the building has long since failed to satisfy the contemporary demand of senior citizens and their relatives.

At the end of April 2019, the municipality of Gräfelfing therefore decided with the managers of the “municipal subsidiary,” Rudolf und Maria Gunst-Haus gemeinnützige GmbH, to construct the new building and to operate a complex facility in the neighborhood that includes nursing home, assisted living, day and short-term care, outpatient care service, and a care and inclusion counseling center. For this purpose, the municipality provided the required land to its subsidiary at the beginning of 2020.
