HIH Invest acquires Oyster portfolio from Gold Tree

Investment manager HIH Invest Real Estate GmbH (HIH Invest) acquired three retail properties from Gold Tree in an asset deal on behalf of open-ended special AIF “Perspektive Einzelhandel: Fokus Nahversorgung.” A team led by Dr. Sönke Görgens, Partner at Heuking Kühn Lüer Wojtek, advised HIH Invest on the acquisition.

The three properties in the “Oyster portfolio” comprise some 27,000 square meters and are leased out for an average of just under ten years. At 14,564 square meters of leasing space, “LudwigArkaden” in Ludwigsfelde, Brandenburg is the largest of the three properties. Built in 2016, the retail park in the vicinity of Berlin and Potsdam houses 19 diversified tenants with Edeka as the main tenant and offers more than 400 parking spaces. The portfolio’s other two properties are the “Anna-Park” neighborhood shopping center in Rödental near Coburg in northern Bavaria at 7,148 square meters of leasing space and the Kaufland superstore in Goslar, which leases some 5,500 square meters with a remaining term of 14.5 years.

Headquartered in Hamburg, HIH Invest is an investment manager for real estate in Germany and Europe. The open-ended special fund “Perspektive Einzelhandel: Fokus Nahversorgung” invests in retail parks and neighborhood shopping centers with a retail use of more than 80 percent at economically stable German sites with individual sizes ranging from EUR 10 million to EUR 40 million. Following the acquisition of the Oyster portfolio, the investment manager’s portfolio has grown to over half a billion euros and 24 properties the largest of which is LudwigArkaden in Ludwigsfelde.

The team led by Görgens regularly advises HIH Invest, most recently on its acquisition of the “Deli” neighborhood shopping center in Duisburg.
